Is Disney Vacation Club Right for You?
There are no “correct” answers. Choose the response that most closely matches your family today.
Rate each statement from Absolutely not to Absolutely yes. Your result combines an overall DVC Fit Score with personalized strengths, cautions, and important financial safeguards.
1. We expect to visit Disney at least once every 1–2 years.

Banking and borrowing points can help, but regular visits generally make ownership more useful.

2. We typically stay—or genuinely want to stay—at Deluxe-level Disney resorts.

The value comparison is usually more favorable against Deluxe cash stays than Moderate or Value resort stays.

3. We are planning Disney vacations for at least the next 10 years.

DVC’s potential value is generally realized over a long period of use.

4. We can pay cash or use financing without compromising our household budget or financial goals.

Financing can substantially increase the total cost. Financial readiness is more important than the overall score.

5. We are comfortable paying annual dues every year, including years when we do not visit.

Dues vary by resort, are updated annually, and continue for the life of the contract.

6. We are comfortable planning many Disney trips 7–11 months in advance.

Last-minute options can be limited, especially for popular resorts, room types, and travel dates.

7. We view DVC as a lifestyle purchase for vacations—not as a financial investment or source of profit.

DVC is a vacation ownership product. Future resale value is not guaranteed.

      Resale vs. Direct Decision Guide
Answer each question — your personalized recommendation appears at the bottom.
      Part 1 — Resort Access
Q1. How do you feel about Disney's Riviera Resort?
Resale restrictions at Riviera are unique — read the note carefully before answering.
Q2. Are you interested in future DVC resorts not yet announced?
Disney has stated resorts added after 2019 carry resale restrictions. Future resorts are expected to follow the same pattern.
Part 2 — How You Want to Use Your Points
Q3. Do you want to use DVC points for Disney Cruise Line, Adventures by Disney, or Concierge Collection hotels?
All three are exclusive to direct buyers. Resale members cannot use points for these options.
Part 3 — Member Perks (Blue Card)
Q4. Which of these Blue Card member perks matter to you?
All require 150+ direct points. Check everything that applies — the more that matter, the stronger the case for going direct.
      Part 4 — Purchase Details
Q5. How many total DVC points are you considering buying?
Direct minimums: 100 points for first-time buyers • 25 points for add-ons to an existing direct contract. You need 150+ direct points to qualify for Blue Card benefits.
Q6. Are you likely to purchase additional DVC points in the future?
Buying resale first and adding direct later is a popular hybrid strategy to reach Blue Card eligibility.
Q7. How do you feel about the upfront cost of buying direct vs. resale?
Direct typically costs 30–50% more per point upfront than comparable resale contracts.
      Part 5 — Ownership Timeline
Q8. How long do you realistically plan to own and use DVC?
Some resale contracts (BWV, BCV, BRV, HHI, VB) expire in 2042. If planning 20+ years, watch expiration dates carefully.

Before You Make a Resale Offer
Contract-level details can matter as much as the resort. Compare actual listings—not just the advertised price per point.

      Check the contract

      • Use Year: match the banking deadline to your travel pattern.
      • Point status: confirm banked, current, borrowed, and missing points.
      • Annual dues: identify who pays the current year and whether dues are prorated.
      • Expiration: compare remaining contract years—not only price per point.

      Check the transaction

      • Resale restrictions: verify exactly where those points may be used.
      • Closing costs and broker terms: include every fee.
      • Disney ROFR: Disney may exercise its Right of First Refusal after signing.
      • Exit plan: do not assume future resale value or a quick sale.
🔎 Compare the whole market: DVC For Less aggregates active listings from multiple resale brokers. Asking prices are not closed-sale prices.

This recommendation is for guidance only and does not constitute financial or real estate advice. Always verify current pricing and policies with a licensed DVC professional before purchasing.

⚠ Resale Restriction Note: Resale contracts purchased at ANY restricted resort cannot be used at other restricted resorts. Always verify the exact terms before purchasing.
† Resale data: Most averages are Fidelity Real Estate July 2026 sold-contract data; Fort Wilderness uses DVC Resale Market June 2026. Contract size, point status, Use Year, and closing terms can materially change a specific price.
      * OKW: Original contracts expire 2042. Extension holders have contracts through 2057.
‡ Vero Beach: Disney publishes separate dues for contracts purchased before 1/1/1996 and on/after 1/1/1996.
Direct availability: “Limited inventory” resorts may be available through Disney when points are in stock; ask a DVC Guide for a current quote.

Disney direct figures are published base prices before incentives; resale figures are July 2026 sold-contract averages (Fort Wilderness uses June 2026 data due to limited reporting). Official dues are for calendar year 2026 and change annually. Not financial advice. © genxtravelmom.com

      DVC vs. Cash Hotel Break-Even
Compare the total cost of owning DVC with paying cash for comparable rooms.
💡 This is the true lodging-cost comparison. It compares cumulative DVC purchase costs and dues with the after-tax cash price of the rooms you would otherwise book.
      DVC Purchase
Switching paths loads the appropriate current price
Used only when Direct is selected
For OKW, enter the expiration on the specific deed
      Useful for destination-specific occupancy charges
Default $0. Enter only discounts you qualify for and genuinely expect to use; ignored for resale.
      Comparable Cash Hotel Stay
Make sure your points can realistically cover these nights
The $1,000 default is an example only. Replace it with an actual quote for the same resort, room type, view, and dates; it does not update automatically by resort.
If You Finance the DVC Purchase
      How This Calculation Works
Annual value side: comparable nights × cash room rate × hotel tax, increased annually, plus only the verified Membership Extras value you enter.

DVC cost side: purchase price + closing costs + rising annual dues/fees. The financed comparison counts the full scheduled loan cost—including all interest—from the outset, then adds rising dues/fees.

Break-even: the first year when cumulative avoided cash-room spending remains greater than cumulative DVC cost through the contract expiration.
      Break-Even Results
      Calculating...
⚠️ Important: This is a lodging-only estimate. It assumes the selected points can cover the entered nights and compares them with rooms you would genuinely pay cash to book. It excludes the opportunity cost of invested money, possible future resale proceeds, skipped vacations, point-rental income, transaction taxes not entered above, and the subjective value of larger villas. Banking and borrowing are not modeled.

Break-even calculations are estimates, not guarantees or financial advice. Verify point charts, current room quotes, financing terms, dues, taxes, and contract details before purchasing. © genxtravelmom.com
